Terms of Service

Effective September 22, 2026

These Terms of Service govern your access to and use of RoofUtil. By creating an account or using the service, you agree to these terms. If you are using RoofUtil on behalf of a business, you represent that you are authorized to bind that business.

1. The service

RoofUtil is a software tool that lets a roofing contractor search a property address, trace a roof over aerial imagery, and generate a PDF measurement report. We may add, change, or remove features over time.

You perform the measurement. You trace each roof plane by hand and you select its pitch; RoofUtil does not measure roofs, does not visit properties, and does not check your work. Section 4 sets out what that means for the figures on your reports.

2. Eligibility and accounts

RoofUtil is offered to businesses and the individuals they authorize. You must be at least 18 and able to form a binding contract. You agree to provide accurate account information, to keep your credentials secure, and you are responsible for all activity under your account. Notify us promptly of any unauthorized use.

Accounts are accepted only for locations where aerial imagery is available to us. Our coverage page lets you check a ZIP or postal code before you sign up, and a current check is required to create an account. Coverage depends on imagery published by third parties and can change; we may add or lose coverage for a location over time, and coverage at sign-up is not a guarantee that it continues.

3. Subscription, free trial, and billing

RoofUtil is a paid subscription at $29 USD per month. A paid subscription includes unlimited new-roof measures: there is no monthly measure allowance and no per-measure charge. No payment method is required to create an account or to start the free trial; a card is asked for only when paid billing is about to begin.

First-time accounts begin with a free trial that is limited in BOTH length and volume: it runs for 14 days and allows up to 3 new-roof measures. These two limits do different things: using all 3 measures stops further new measures for the rest of the trial, and the trial itself still runs its full 14 days. Reaching the measure limit does not end the trial and does not start billing early. One free trial is available per customer: if your trial ends or you cancel, and you later subscribe again, you are charged when you subscribe and receive no second trial.

What happens at the end of the trial depends on whether a card is on file. If you have not added a card, the trial simply ends: the subscription is cancelled, nothing is charged, and you can subscribe later by adding a card. If a card is on file when the trial ends, the paid subscription begins automatically at the price above and that card is charged, unless you have cancelled first. You can also start paid billing before the trial ends: when you add a card through the in-app prompt and confirm the charge, or press Start my subscription in Settings → Billing, the trial ends that day, your card is charged $29 that day, and your first monthly billing period begins immediately.

Measuring a roof you have already measured does not consume an additional measure. During the free trial, the service stops new measures once the 3 trial measures are used; a paid subscription has no such limit. You can see your usage in the app at any time.

Subscriptions renew automatically each month until canceled. You can cancel or manage your subscription at any time through the billing portal, and cancellation is as easy as signing up; cancellation takes effect at the end of the current billing period, and fees already paid are non-refundable except where required by law. Prices, the free-trial limits, and any usage limits may change. When they do, we post the updated terms on this page and revise the effective date at the top before the change takes effect; that posting is the notice, and we do not send it to you separately, so please check this page from time to time. You are responsible for applicable taxes.

4. You measure; we compute

RoofUtil does not measure roofs. You do. You search the address, you trace each roof plane by hand over aerial imagery, and you select the pitch. Overhead imagery cannot show pitch, so the pitch on every report is a figure you supplied — not one we observed, derived, or verified. From your outline and your pitch we compute the rest: areas and squares, the pitch breakdown, linear footage, and the waste and bundle worksheet.

You identify the property. The address search returns a suggestion from a third-party mapping provider, and that suggestion is not a verification: it can resolve to a neighbouring building, to an outbuilding on the same lot, or to a different address that shares a street name in another town or another state. RoofUtil does not know which building you were engaged to measure and has no way to check. Where the service asks you to confirm that the imagery shown is the property you were hired for, confirming is your representation that it is, and we may keep a record of that confirmation. The responsibility for identifying the property is yours in every case, whether or not you are asked and whether or not any record is kept. You accept the risk of loss arising from a report produced for a property other than the one you intended, including materials ordered for the wrong building.

Every figure on a report is computed from what you entered, so an error in your outline or your pitch produces a report that is wrong in proportion — and a report produced from a wrong input does not look wrong. It prints the same way a correct one does. The figures are approximate for reasons beyond your entries as well: aerial and satellite imagery has an age, an angle, and obstructions, and an outline is only as good as the image under it. A report is not a substitute for a physical inspection or a certified survey.

We do not check your work. RoofUtil does not review, correct, or verify your tracing, your pitch entries, or any other value you enter, and nobody from RoofUtil inspects the property. There is no human review step in this service. If you have used a measurement service that draws the roof for you or has staff check the drawing, RoofUtil is not that: it is a tool you operate yourself. RoofUtil also does not price work — it produces measurements and quantities, never a quote, a bid, or a cost.

You agree to verify every measurement before you rely on it — including, where the job warrants it, by inspecting and measuring the property — and in any case before you order materials, price or bid the work yourself, or start work. You accept the risk of any loss arising from a report produced from an input you supplied, including material shortages and overages, wasted or repeated labour, and losses on fixed-price work. This section is about the inputs you supply and the checks you agree to perform; sections 9 and 10 govern the service itself.

A report also tells you about itself. Where a report states that a figure was declared rather than measured, or that a plane, structure, or line was left out of the totals, or where it carries a note about where its numbers came from, that statement is part of the report and you must read it before relying on the figures.

5. Your data and responsibilities

You retain ownership of the customer, property, and measurement data you enter. You grant RoofUtil the rights needed to host and process that data to provide the service.

You represent that you have the necessary rights and consents to enter the data you provide — including any personal information about your customers and any imagery of their property — and that your use of the service complies with applicable law. You are responsible for the content of the measurement reports you generate.

The measurement reports you generate are your work product, and you are responsible for every value that goes into them and for every report you pass on. A report is prepared for you, not for anyone you send it to: a homeowner, insurer, adjuster, supplier, or other recipient is not a party to these terms and acquires no rights under them, and RoofUtil makes no representation to them and owes them no duty regarding any figure in a report. If you pass a report on, pass it on whole — you must not remove or alter the notes, disclaimers, or provenance statements it prints.

6. Acceptable use

You agree not to misuse the service: no unlawful use; no reselling, sublicensing, or providing the service to third parties as a bureau; no reverse engineering, scraping, or automated bulk extraction; no attempts to circumvent usage limits, security, or tenant isolation; and no interference with the service’s operation.

The service is for measuring roofs for your own work, and that limit covers the reports as well as the access. Measuring a property you are quoting, performing, or subcontracting is your own work and is permitted, as is measuring on behalf of your employer. Producing measurements as a service for other people is not: you may not sell, supply, or pass on reports for another contractor to rely on in bidding, ordering, or performing work, whether or not you charge for it. Reports carry RoofUtil’s name and provenance, and a person who relies on one without any agreement with us acquires no rights under these terms and is owed nothing by us — see section 5. We do not accept liability for measurements you supply to others, and doing so is a breach of these terms that may result in immediate cancellation of your subscription and termination of your account under section 12.

7. Intellectual property

RoofUtil and its software, design, and trademarks are owned by us and our licensors. We grant you a limited, non-exclusive, non-transferable right to use the service during your subscription. All rights not expressly granted are reserved.

8. Third-party services

The service relies on third parties, including Google Maps Platform for address search, geocoding, and Street View imagery; public agency aerial imagery services in the regions the service covers, such as those operated by state natural resources and transportation departments, regional orthophotography consortia, and county and municipal ArcGIS services; and Stripe for payments. The agency that supplied a particular image is credited in the app beside that imagery. Your use of those features is also subject to the applicable third-party terms, and their availability is outside our control.

9. Disclaimers

The service is provided "as is" and "as available," without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty regarding accuracy, reliability, or uninterrupted availability, to the fullest extent permitted by law.

In particular, we do not warrant that any measurement, area, length, quantity, or report generated with the service is accurate, complete, or suitable for ordering materials or for pricing work.

10. Limitation of liability

To the fullest extent permitted by law, RoofUtil and its suppliers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, or goodwill. Our total liability for any claim relating to the service will not exceed the amount you paid us in the twelve months before the event giving rise to the claim.

11. Indemnification

You agree to indemnify and hold RoofUtil harmless from claims, losses, and expenses arising out of your data, your use of the service, your measurement reports or any third party’s reliance on them, or your breach of these terms or of applicable law.

12. Termination

You may stop using the service and cancel at any time. We may suspend or terminate access for breach of these terms, non-payment, or to protect the service or other users. On termination, your right to use the service ends; sections that by their nature should survive (including ownership, your measurement responsibilities and the verification you agree to in sections 4 and 5, disclaimers, limitation of liability, and indemnification) will survive.

13. Governing law

These terms are governed by the laws of the Province of Saskatchewan, Canada, without regard to its conflict-of-laws rules, and you agree to the exclusive jurisdiction of its courts. Nothing in these terms limits any non-waivable right you have under the consumer-protection, automatic-renewal, or privacy laws of the state, province, or country where you reside, and where those laws give you the right to bring a claim locally or to have your local law apply, they continue to apply.

14. Changes to these terms

We may update these terms from time to time. When we do, we post the updated terms on this page and revise the effective date above; that posting is the notice we give, and we do not send a separate one. Continued use of the service after the new effective date constitutes acceptance.

15. General

Severability: if any provision of these terms is held unenforceable, that provision will be limited or removed to the minimum extent necessary and the remaining provisions will stay in full effect.

Assignment: you may not assign these terms without our consent. We may assign them to an affiliate or in connection with a merger, acquisition, or sale of assets.

Entire agreement: these terms, together with the Privacy Policy, are the entire agreement between you and RoofUtil regarding the service and supersede any prior agreements on that subject.
